With the aim of helping defence officers to acquire residential accommodation at reasonable rates at places of their choice, Gables (India) Private Limited is offering special schemes at ten places to start with. The flats will cost the service officers 20 % less for the same specification and plinth area. Subject to availability of space, dwelling units will be constructed on the concept of row housing or single units except at Gurgaon where flats are being planned. Details of each place are shown below:

Time Of Launch:
 
Some of you may be wondering about the timew of launching of these schemes espicialyy when the world economic situation is bordring on uncertainity and threat of recesion looming large. Actually it is precisely because of this and not in spite of it that we propose to go ahead. Land costs have droped and building material will be easy to come by. Further we propose to a save an additional 15% by cutting costs on advertising, brokerage and overheads, thus making the flats much cheaper for our officers. To put it breifly our costs will be 20% cheaper than being offered by other reputed companies for the same specification.

We understand that service officers by virtue of their status and position have some peculiar requirements which are difficult to comprehend by a civilian. To cater for this aspect, so that we do not miss out in anything we have two senior services officers as Directors of the conclusion the company. They have the project needs to be an interactive one, so that officers have the liberty to visit the site, see and make suggesions during the planning process itself. Minor modifications will be permitted during the construction phase, as long as these do not impinge on the structure and do not involve extra cost. Quality will be the catchword. Plans and Specifications:
 
These will conform to statutoryregulations bye laws laid down by the civil authorities and same will have their approval the specifications will be listed in the technical broucher which will be issued along with the bookoing letter. Ready to move in flat implies that it will have built in cupboards, modular kitchen (without chimeny), fans, exhaust fans, lights, WC and wash basin. Howeverfor the purposes of planning a booking, the board specifications are as under:
 
Structure: Rcc frame structure
 
Internal walls: Plastered and painted in shades of oil bound distemper. (Shade to of be a collective choice by offices).
 
External Finish: Long lasting paint (Apex).
 
Florring: Vitrified flooring in all rooms
 
Kitchen: Pre polished granite workingtop with stainless steel sinks. Modular kitchen. Ceramic tiles up to 2' height above working top.
 
Toilets: Flooring of ceramic tiles and walls same upto a height of 6' 9". Fittings - wash basin, EWX, CP fitings with hot and cold water supply system (without geyser), towel rail and flush doors.
 
Doors: Hardwood frames and flush doors.
 
Electrial: Copper wiring in concealed PVC conduits. Provision for adequate light and power points as well as telephone and TV outlets.
 
Staircase: Kota stone / green marble flooring.
 
Windows: Hardwood frames and glazed shutters
 
Submission of Application:
 
Application for registration can be either submitted on the applicable form that filled and sent by mail by clicking in the icon 'Apply' or obtained from this office by post by a simple request on E-mail 'gablesstables@gmail.com'. It can also be collected by hand from the Chandigarh office.
Amount and Time Schedule for Payment:
 
The time schedule for payment will be as under:
 
Plan A: Initial deposit: One lac along with the application form. This will earn a simple interest of 10% till the date fixed for payment of the first instalment.
 
Subsequent instalments. (Assuming project launched on D Day)
 
First Instalment: 15% by D Plus 1 month
 
Second Instalment: 15% by D Plus 4 months
 
Third Instalment: 15% by D Plus 7 months
 
Fourth Instalment: 10% by D Plus 10 months, plus PLC
 
Fifth Instalment: 10% by D Plus 13 months, plus covered garage
 
Sixth Instalment: 10% by D Plus 16 months
 
Seventh Instalment: 10% by D Plus 19 months
 
Eighth Instalment: 19% by D Plus 22 months
 
Ninth Instalment: 1% by D plus 24 months. This instalment will stand waived for those who have not faulted in payment of the time schdule of the first eight instalments
 
Plan B
 
Initial Deposit: One lac along with the application form. This will earn a simple interest of 10% till the date fixed for payment of the first instalment.
 
Subsequent Instalment: (Assuming project launched on D Day)
 
First instalment 95% plus PLC, plus covered garage within 3 months of D day.
 
Second instalment 5 % on possession
 
Rebate:
 
Plan A: Rebate of 1 % will be admissible on any instalment if it is paid in fully by due date or earlier. Additional 1 % waiver will be admissible for those paying all instalments in time. This rebate will be adjusted in the last instalment. No rebate is however admissible to those who withdraw or cancel at any stage.
 
Plan B: A rebate of 10% on the cost of dwelling unit will be admissible.
Mode of Payment:
 
All payments will be made by bank draft in the name of....... on any bank in......., and ......... Draft should be endorsed "Payees A/C only". Following details need to be recorded on the reverse of the draft:
 
Registration number and name of the registrant.
 
Station for which registered
 
Drafts could be sent by registered post, in person, or through couriers.
 
Premature Withdrawls:
 
Registrants may withdraw at any stage of the project, subject to the following conditions:
 
  A registrant should give sufficient notice for withdrawal, but not less than two months.
 
  No interest will be paid on the amount that is proposed to be withdrawn.
 
  Interest on delayed payments due will be recovered in addition to the sum as indicated above.
 
Switching of Station and Mutual Exchange:
 
Change of Station will be paid permitted within the stations indicated in para - above, subject to availability in the new station, by adjusting over and under payments. Mutual exchage however will be considered when both parties have paid all instalments with interest on all delayed payments, for the respective dwelling units on the date of application for mutual exchange.
 
Special Provision for Specific Categories:
 
Decorated soldiers, war widows, war wounded and parents of fatal casualities will get preference in the allotment of locations and concessions on allotment of specifie floors.
